The Weak Link of Million-Dollar Apartments
A feverish urban transformation process is underway in every corner of the city. Old buildings are being torn down and replaced with gleaming new living spaces equipped with smart-home systems and enclosed parking garages. Yet only a few months after these projects are handed over, the first complaints from building managers or residents tend to come from the very same place. The main entrances of those luxury structures worth millions constantly malfunction, slam shut, whistle in the wind, or suffer electronic-lock failures.
The underlying reason is quite simple. The biggest mistake made in Istanbul building entrance door projects is assuming that the exterior door has the same mechanical dynamics as the steel doors inside the apartments. But while a standard apartment door might be used 5-6 times a day, the exterior door of a 30-unit apartment block, together with its couriers, guests, delivery drivers, and residents, easily opens and closes 300 times a day. Trying to withstand this enormous mechanical fatigue with ordinary materials is like trying to haul heavy excavation loads with a passenger car.
Heavy-Industrial Hinges and Body Strength
Those wide, imposing doors that form the face of a building, often featuring glass or wrought-iron details, have an immense leaf weight. When contractors use standard pin hinges to cut the budget, that enormous weight succumbs to gravity within a few weeks and the leaf begins to sag. The door starts dragging on the ground, the electronic lock no longer seats into its strike plate, and the building is left completely defenseless and open throughout the night.
Within our production standards, we use heavy-industrial hinges specially designed for building entrances, fitted with bearings and rated for high tonnage. The steel profile network inside the body is extra-reinforced against wind pressure (especially for buildings on high hilltops or along the coastline) and against constant impacts. An exterior door must never lose its square.

Apartment doors are directly exposed to street dust, exhaust fumes, rain, and the steep summer sun. The surface coating used in these areas must never be natural wood or standard PVC. In our projects, we prefer Compact Laminate or aluminium composite surfaces used in the marine (maritime) sector. These materials do not absorb the slightest bit of water and do not fade against the sun's ultraviolet rays. Even as the years pass, your building retains the prestigious appearance it had on day one.
The selection of hydraulic door closers (the pump) is also a vital matter. Instead of cheap hydraulics whose oil freezes in winter so they won't close and expands in summer so they slam with a bang, we use top-segment systems capable of calibrating themselves according to the seasonal conditions. Our advice to building managers is this: when purchasing an exterior door, rather than focusing on price, they should inquire about the system's daily open-and-close cycle capacity.
